Before the first cold snap
- Replace the filter and note the size somewhere you'll find it
- Run the heat for 15 minutes and listen for anything new
- Clear leaves and debris 18" back from the outdoor unit
- Check that supply and return vents aren't blocked by furniture
- Book the heating tune-up before everyone else does
Before the first hot week
- Rinse the outdoor coil gently — from the inside out, power off
- Pour a cup of water down the condensate drain to confirm flow
- Replace the filter again
- Watch for a system that runs long but never satisfies the thermostat
- Book the cooling tune-up
